IS THE
QUESTION.

The most frequently asked question by sellers is:  SHOULD WE PAINT THOSE WALLS, OR THAT WALL, OR THAT DOOR?  The easiest way for me to answer that question is with a question.  If you were going to buy a house, would you buy the one with the fresh paint or the one with the dirty walls?  I don't think I need to answer the first question now.  I think you just did.

If there is anything wrong with the house, get it fixed.  You are trying to get the highest possible dollar amount for your home.  If your home has problems and the other one doesn't, the other one will sell before you and you may never sell.

If you don't have the money to paint or fix anything, than build the money for that into the price of the house and use that as a negotiating tool when it comes time to talk offer with a buyer.

Let's face it, your home is not a model home, you have lived in it.  You can, however, make it as close to a model home as you can with new paint, clean windows, fresh smelling bath rooms, and clean appearance.

Remember that those things outside of the house that need repair can stop a
potential buyer from even making an appointment.  You must have curb appeal.  I'm not saying paint the house or anything major, unless it needs it.  If you make sure that the front yard is always clean and maybe has some flowers growing, it will help.  Don't have a car parked on the lawn or toys all over the place.

Make sure that there is no clothing laying around on the floor, that the carpet has been vacuumed, and the dishes are done or in the dishwasher if you have one.  All the beds have to be made, and all the rooms have to have a good smell not a bad smell.
