Think about this.  If I can't negotiate the commission I charge for my work, then I may not be the person you want to negotiate the price on the sale of your house.

Since I only get paid if I sell your house, doesn't it make sense that I will do everything I can to get it sold when you need it sold.  If your house stays on the market for 6 months and doesn't sell and I spend a lot of money on marketing, then who is the loser?  Me.

You see in today's real estate market there are a few things you have to do to sell a house, and very few things you have to do to list a house.  To sell a house, the very first thing you have to do is market it, market it, market it, and market it some more.  Your house has to be available to potential buyers 24 hours a day, 7 days a week.  Potential buyers have to be able to hear about your house and see your house whenever they want to.  They have to be able to reach someone to find out abut your house or schedule an appointment to look at your house at all hours of the day and night and weekends. 

To have that happen, you have to spend some money.  In order for me to spend that money, I have to know that I'm going to get paid.  So all those discount real estate services that will give you a deal, are really not helping you at all.

The second thing that has to happen is that every real estate agent has to want to sell your home.  You want every agent showing your home.  I got news for you, the ones with the low commission may get shown, but usually only after all the ones with a higher commission get shown first. That would result in your house getting shown far less than other houses.  That means it would take longer to sell your house.   Do you want your house sold when you want it sold?  Do you still want a discount commission?

The third thing that has to happen is that every prospective buyer has to know that your house is available for sale.  That means that every real estate agent has to tell every buyer that they are working with about your home.  Do you think that will happen if you turn off the agents?

In 1995 when houses were selling in 5 to 10 days and usually for full price with multiple offers, you could hire anyone to list your house.  Today's market is much harder and there are over 5,000 houses on the market.  If you want the discounted commission, then you will also be getting the discounted marketing.  Sure the people giving the discount have lots of houses on the market, but that's because to them it's just a numbers game.

Think about this.  If I get 50 discounted listings a month because I give a low commission and only 5 sell, I still make money.   You on the other hand could be one of the 45 houses that does not sell and then you would wonder why.  Now you know why.
